Homeowners and sellers are tempted to stay around during buyer inspections. Curiosity can make it overwhelming.
We have seen sellers who stayed in their living rooms throughout the inspection.
We have seen sellers who follow the home inspector around and tout the virtues of the house until it is discovered that something is seriously wrong.
We’ve seen homeowners who refuse to admit that anything is wrong with their house, despite being shown the proof by an expert.
A recent agent brought back the office the most compelling story yet. It drives home the importance of sellers being scooted and skedaddled, vamoose, and disappear during inspections.
The agent represented a buyer. When they arrived for Home Inspection in New Orleans LA, the owner was there and stayed. I don’t know if you’re a fan, but I can’t imagine spending 2-3 hours in my home with people without having small talk.
Our agent started chatting with the owners while the inspector was still doing his job. Her agent discovered that Mrs. Seller was in the middle of building a house and needed money to finish it. She discovered that the sellers were enthusiastic about the new house and eager to move in.
It sounds innocent enough.
By the end of the inspections, she knew that Mrs. The sellers were driven to sell the house and would do anything to make it move forward. This knowledge was a huge disadvantage to the sellers when they made repair requests. They vowed that they would not back out if they didn’t complete the requested repairs before the sale.
What were the sellers doing wrong?
They gave their power away to the other side, which is never a good strategy for negotiating. They let go of their power and gave it to another agent, trying to get the best deal for the buyers.
What should they do?
Inspections are not necessary unless there are complicated systems within a home that require instruction. It’s best to leave the inspection with those instructions.
You don’t want to leave your home in the care of an agent. Ask your agent to come and watch over you. They are there to protect you.
